Koko Global Hospitality Launches KUO for 2- to 3-Star Hotels with 200,000 Baht Entry Fee
Koko Global Hospitality has launched KUO, a franchise system for 2- to 3-star hotels in Thailand, with a special entry fee of 200,000 baht until the end of 2026.
Koko Global Hospitality, or KGH, a Japanese-standard hotel management company founded in Thailand by Mr Rei Matsuda, announced the launch of KUO as the group's first lifestyle franchise on 5 November 2026 to provide a rebranding option for independent 2- to 3-star hotel owners in Thailand. This approach was developed to help operators facing credit constraints and building renovation budget limitations to elevate service standards and increase revenue through a centralised system with low capital investment, while continuing to manage daily operations themselves. This market expansion is also a significant step in driving the Vision 2035 plan, which aims to expand its property portfolio to 1,000 locations across 10 countries worldwide.
The Simple Live, Simple Life Concept and the Manchising Business Model
Over more than 10 years of managing hotels in Thailand, Japan and the Philippines, Koko Global Hospitality has applied the Kaizen philosophy alongside a centralised management system and central warehouse to drive property profit margins up to 56%, outperforming the industry average of 25% to 35%. Mr Rei Matsuda, Founder and Chief Executive Officer, stated that the launch of KUO introduces a Manchising model that seamlessly combines the strengths of centralised management with the flexibility of a franchise system. Operators can therefore immediately access revenue-generating mechanisms and operational standards without handing over full control to a central management team, as required under a high-investment Full Management model.
Mr Bhawat Peanpensiriwong, Head of Business Development, Brand Creation and Hotel Design, said that KUO was established under the Simple Live, Simple Life concept to transform accommodation into a warm travel companion. The name combines Ko from Koko with the Japanese word Shinkou, which conveys deep friendship and cooperation. The brand identity is expressed through hand-drawn illustrations and relaxing colour tones, namely Merino, Sand and Avocado, to create a friendly and welcoming atmosphere. It also features 2 signature mascots: KUO, an Akita Inu dog representing Premium Sincerity and Japanese safety standards, paired with Bobo, a single sock with button eyes reflecting playful friendliness, helping independent hotels refresh their look without major structural modifications to their buildings.
Revenue Growth Strategy Through Data Systems and Fee Structure
Mr Pattrawut Singkhonkaew, Revenue and Marketing Manager, added that the core of developing mid-scale hotels during a period of incomplete tourism recovery is driving operations with accurate data. KUO has therefore established a support framework for operators in 3 main areas to adjust room rates and increase returns without creating additional fixed-cost burdens, as follows:
- Online market and revenue management: Assigning an Account Manager to oversee listings on distribution platforms or OTAs, analysing rates against competitors using STR Benchmarking across occupancy rates, Average Daily Rate (ADR) and Revenue Per Available Room (RevPAR), applying Dynamic Pricing strategies to adjust daily rates, and integrating the Little Hotelier system at no additional software cost.
- Social media marketing: Running targeted promotions through a Cluster Model to save marketing budgets and expand wider awareness.
- Standardised operational systems: Supporting Standard Operating Procedures (SOPs) along with more than 10 daily checklists, as well as providing staff training prior to opening.
To incentivise the continuous maintenance of service standards, the group has established the Bobo Happy Score criteria to offer monthly online revenue share discounts to hotels that maintain high review scores on OTA channels. Operators interested in joining by the end of 2026 will be eligible for a half-price reduction on the entry fee under the following structure:
